Public Hearing On Proposed Construction On Tarpon Bay Road.
Sanibel Rentals, 4/24/15, Sanibel: Discussion continues regarding a proposed new Tarpon Bay Road location for Doc Ford’s Sanibel restaurant. The Sanibel Planning Commission will hold a public hearing regarding the possible granting of a conditional use permit for construction of a new restaurant on Tarpon Bay Road this Tuesday, April 28.
The Sanibel Planning Commission released the staff report late Friday, prior to Tuesday’s meeting.
“The applicant seeks both Conditional Use and Development Permit approvals to allow for the development of a new 9,185 SF commercial building. The proposed commercial building will be occupied by a 214-seat restaurant and will also include an ancillary 700 SF bar and lounge. The
proposed restaurant and bar use, known as Doc Ford’s Rum Bar and Grille, will be developed on the vacant 2.4 acre Western parcel of the Bailey’s Shopping Center Planned Unit Development (PUD). Other related site improvements associated with the proposed restaurant and bar use will also include 122 off-street parking spaces, loading space for deliveries, enclosed solid waste container, facilities for bicycle parking, stormwater management and drainage features, central sewer connection, and the installation of additional interior landscaping and vegetation buffers.” Complete document here.
Committee Of The Islands (COTI) issued the following release.
Should there be a new restaurant on Tarpon Bay Road?
The Sanibel Planning Commission is about to consider this important issue.
“There will be a public hearing before the Sanibel Planning Commission next Tuesday, April 28, to decide whether the owners of Doc Ford’s restaurant should be granted a conditional use permit to build a new restaurant on Tarpon Bay Road, across from Bailey’s center. A conditional use permit is required when the proposed use of a parcel is not an “approved use” under the Land Development Code.
There are a number of specific requirements that must be satisfied in order for the commissioners to grant a conditional use permit. These include compatibility with other uses on or near the property and the requirement that the proposed use not adversely affect the traffic flow to a greater extent than permitted uses.
There must also be findings that the proposed development shall be inherently beneficial to the community or reasonably necessary to its convenience.
At the hearing on Tuesday, the commissioners will consider evidence given under oath, including public comment, that bears on the question of whether the applicant has met all the requirements for a conditional use permit.
COTI has not yet taken a position on the issue because the details will not be made public by the City of Sanibel until Friday, April 23. We do not want to pre-judge the merits of the application but will review the application once it becomes public and participate in the hearing to insure that the requirements of the Land Development Code and Sanibel Plan are met.
For those of our members and friends who wish to attend, the meeting will be held sometime after 9:00 A.M. on Tuesday, April 28, at MacKenzie Hall, 800 Dunlop Street, Sanibel.”
